4 Neighborhoods on the Rise in New Orleans

Nightlife, food, and culture—New Orleans has it all. It’s a city rich in history, but it’s constantly becoming a more desirable place to live in for those of all age groups. Whether you’re looking for a new place to call home or to explore, here are four neighborhoods on the rise in New Orleans right now.

St. Roch

One of the hardest hit areas during Katrina, the residents are steadily desiring residential growth. Smaller subsets within the ward, such as the St. Roch area, are coming alive with new businesses, such as the successful St. Roch Market with various food vendors. Land and homes here tend to still be more affordable compared to the rest of the city, so remodeling older houses while keeping their traditional home design is popular. Years later, it’s still a work in progress, but definitely one to keep your eyes on.

Lower Garden District

The Lower Garden District, or LGD to the locals, is one of the hottest places to live, and this can be seen through staggering rental prices. If you can manage to find a gem here, you’ll be surrounded by new eateries, nightlife, and boutiques. Coliseum Square Park is also a favorite in this area for dogs and their humans alike. Making a home here is easy, and you’re still only a hop away from the epicenter of New Orleans that is the French Quarter and downtown.

Central City

Above St. Charles Avenue and the Garden District lies Central City. Home to the Jazz Market and new restaurants, Central City is constantly progressing. Real estate here can still be found at a more reasonable cost if you’re looking to do a remodel—at least for now. Centrally located to almost every neighborhood, there’s a reason this area is on the rise.

CBD & Warehouse District

The Central Business District is an emerging area not only for trendy home design found with modern lofts, but also for commercial real estate. New hotels, restaurants, and coffee bars are popping up all the time in this area. There are several places to call home with the multiple condo constructions currently in the works. It’s a great location that’s not in the touristy bustle of the Quarter, but it’s still within walking distance. The CBD is popular for young professionals looking to work and play.
